A Reflecta is a real building on real land. Five stages sit between reading this page and sleeping in one, and you control the pace of every stage but the factory.
Understand the product and the site
Read the specification, the permit pack and the delivery guide, then compare your plot against them. Most disqualifying problems show up here, not later.
Access width, slope, ground conditions and setback rules decide which model fits. A coordinator will look at a satellite view with you on a twenty-minute call.
Configure and reserve a slot
Choose the model, finish, packages and delivery region, and hold a production slot with a refundable deposit. Nothing is manufactured yet.
The deposit is refundable in full for 30 days and credited against the balance. It buys you a place in the queue and a named coordinator, not an obligation to build.
Permits, drawings and groundwork
Because the home arrives fully built, there is no construction to permit, only the foundation and service connections. We issue stamped drawings; a local engineer files them.
Choose the trailer chassis and in most places it is registered as a movable home instead, with no building permit and no foundation. Your slot holds while paperwork runs.
Production and shipping
Your home is built on the line, furnished, wired, plumbed and water-tested, then loaded into a container for the nearest port.
Photo updates land every Friday. Nothing leaves the factory until the final inspection passes, and the balance is only due when the container is sealed.
Craning, hook-up and handover
A crane sets the home on its piers, or it is towed onto the pad on its trailer. A local plumber and electrician make the final connections, and it can take its first guests that week.
No pour, no scaffolding, no six-month site. The ten-year structural warranty starts at handover and the site is left as it was found.

A Reflecta arrives 100% built and inspected at the factory. There is no construction site to permit, schedule or inspect, only a foundation and a few connections. It is furnished and ready to rent the week it lands.
Rules differ by state, county and country. Your coordinator checks your address against local rules before you pay anything beyond the reservation, and tells you which path fits.
